Does Business Insurance Cover Refrigeration Breakdown and Food Loss?
How equipment breakdown and spoilage coverage work for a refrigeration failure, what's usually excluded, and the documentation an adjuster asks for.

Many business owners’ policies cover a refrigeration breakdown and the resulting food loss — but only if you carry two things: equipment breakdown coverage (sometimes called boiler and machinery) and a spoilage or food-contamination endorsement. The two coverages that matter
Equipment breakdown pays to repair or replace the failed equipment after a covered mechanical, electrical, or pressure-system failure — a compressor, a motor, a control board.
Spoilage / food contamination pays for perishable stock lost when covered equipment fails or, in some forms, when an off-premises power interruption knocks out refrigeration (that last part often requires a separate utility interruption add-on).
Without the endorsements, a typical property policy treats a dead compressor as wear-and-tear — excluded.
Common exclusions to know
- Off-premises power loss — excluded unless you have utility/service-interruption coverage.
- Wear, tear, and gradual deterioration — a unit that failed from a long-neglected dirty condenser can be disputed as maintenance-related. A documented maintenance history is your defense.
- Sub-limits — spoilage coverage often has a low sub-limit (e.g. $10,000–$25,000). Know yours before you need it.
- Deductibles — equipment-breakdown deductibles can be a flat figure or a percentage.
The documentation an adjuster wants
- Time the failure started and when you found it.
- Photos: the equipment, the failed part if visible, and a thermometer reading with a timestamp.
- The technician’s written diagnosis and itemized invoice — cause of failure, parts, labor.
- An itemized list of discarded product with quantities and dollar values.
- Your temperature logs for the period.
- Prompt notice to the carrier, and keep the spoiled product available for inspection if asked.
